Taking Over Microsoft’s Turf
This prime spot in the Pacific Centre hub was previously home to tech giant Microsoft. With Microsoft scaling back its North American offices and moving to their Redmond campus, they left a huge vacancy behind. Lululemon swooped in to claim the whole space, saving downtown Vancouver from a potential empty-building eyesore. Smart move!
A Lululemon spokesperson said in an email: “We’re proud to call Vancouver our home. This addition of nearly 300,000 square feet of office space is a key part of our global growth strategy.” As a fan of their leggings and their ambition, I’m loving this commitment to their roots.

- Cool Backstory: The building used to be a Nordstrom department store and is now run by Cadillac Fairview, a top Canadian developer backed by the Ontario Teachers’ Pension Plan (managing $29 billion in assets and 61 projects across Canada).
It’s like Lululemon found the ultimate storefront for their HQ—location, vibe, and prestige all in one.
Boosting Vancouver’s Market
Paul Richter, a market analysis director at CoStar Canada, nailed it: “Lululemon, a global brand born in Vancouver, is giving the local office market a major shot in the arm with this lease.” Vancouver’s office vacancy rates are super low compared to other North American cities, but the tech sector’s recent pullback has made it hard to find big, high-quality tenants. Lululemon’s move fills the gap left by Microsoft and keeps downtown’s premium office spaces thriving.
Lululemon’s Vancouver Footprint
Lululemon is already a big player in Vancouver’s office scene, with a 120,000-square-foot space across nine floors at Burrard Place. They also own:
- 1818 Cornwall Ave (115,000 square feet)
- A plot at 1980 Foley St, where they pitched a 13-story headquarters in 2022 (still waiting on updates for that one).
